The effective rate on new housing loans stood at 3.93 per cent in July 2026, while the ten-year Bund yield rose to 3.37 per cent in August. What that means for sellers and buyers.
The effective interest rate on new housing loans to private households in Germany stood at 3.93 per cent in July 2026 (source: ECB Data Portal). That is virtually unchanged from the previous month, when the rate was 3.95 per cent. Year on year, however, the level is noticeably higher: in July 2025 the rate was 3.68 per cent, 0.25 percentage points lower.
The capital market has moved more clearly. The yield on ten-year German government bonds rose to 3.37 per cent in August 2026, up from 3.21 per cent in July and 2.76 per cent a year earlier (source: Deutsche Bundesbank). This series is the reference point for long-term property financing, and it generally moves ahead of lending rates rather than after them.
What this means in practice. For a loan of 400,000 euros with an initial repayment rate of two per cent, a rate of 3.93 per cent results in a monthly instalment of roughly 1,977 euros. At last year's rate it would have been around 1,893 euros — a difference of about 84 euros a month, or roughly 1,000 euros a year, for the same loan amount.
For sellers, the pool of interested buyers is not shrinking, but it is becoming more selective. Buyers calculate carefully, and the properties viewed first are those with complete documentation, a valid energy performance certificate and a realistic asking price. An asking price set too high mainly costs time in this environment — and a property that sits on the market loses negotiating position.
For buyers, affordability rather than the purchase price alone remains the decisive factor. A financing confirmation available at the time of the viewing is still the strongest argument against competing bidders in Neuss, Düsseldorf and Meerbusch.
